We’re looking for an experienced and driven Marketing Manager to lead and optimise our clients marketing, customer acquisition, and conversion activity, while ensuring an outstanding customer experience.

What’s required…

This is a hands-on and strategic role, overseeing the delivery of sales and marketing plans across multiple channels. You’ll manage campaigns, guide a small but capable team, and ensure every customer touchpoint aligns with our brand and commercial goals.

As the escalation point for the sales team, you’ll handle complex cases, pricing decisions, and cross-functional challenges - helping the team deliver excellence in performance, customer satisfaction, and revenue growth.

Key Responsibilities

  • Lead and develop the Senior Sales Executive, setting clear targets and coaching for success.

  • Act as brand guardian, ensuring consistency and excellence across all customer touchpoints.

  • Translate commercial goals into seasonal marketing plans and campaigns.

  • Manage marketing channels and budgets across paid media, SEO, affiliates, and partnerships.

  • Oversee content creation, website updates, and customer communications.

  • Coordinate PR activity and external agency relationships.

  • Drive lead generation and oversee the full sales framework, KPIs, and forecasting.

  • Gather and act on customer and agent feedback to improve performance.

  • Support group bookings and develop B2B relationships with key partners.

  • Lead photo and video shoots from brief to post-production.

  • Shape brand tone, customer journey, and resident engagement initiatives.

  • Maintain CRM accuracy and governance; track and report on campaign performance.

  • Ensure GDPR and regulatory compliance across all activities.

  • Monitor competitors and market trends to inform strategy and positioning.

Role Requirements

  • Proven experience delivering multi-channel marketing campaigns (PBSA or property background desirable).

  • Strong understanding of CRM systems (ideally HubSpot), PMS, GA4, and digital advertising platforms.

  • Commercially focused, results-driven, and confident in taking ownership of projects.

  • Excellent project and time management skills with strong attention to detail.

  • Skilled in digital marketing, website management, and content creation.

  • Experience managing agencies, suppliers, and stakeholder relationships.

  • Analytical thinker with the ability to translate data into actionable insights.

  • Creative and resourceful, with excellent written and verbal communication skills.

  • Budget management expertise with a focus on maximising ROI.

  • Passionate about maintaining brand standards and delivering an exceptional customer experience.
